Mutation is the process of updating the ownership details in government land/property records after a sale, inheritance, gift, or transfer.

Here’s how you can check mutation records in Nagpur:

1. Online Method (For Properties under Nagpur Municipal Corporation)

You can check property mutation details online through NMC’s Property Tax Portal.

Steps:

  1. Visit: NMC Property Tax Portal (or directly search “NMC property tax search” in Google).
  2. Look for the Property Tax Search or Property Details section.
  3. Enter details such as:
    • Property number / Ward number
    • Owner’s name (as per records)
    • Old property number (if available)
  4. View the updated property ownership details (if mutation is done, your name will appear).

2. Online Method (For Rural / Non-NMC Areas)

For rural areas or properties outside NMC limits, mutation records are available on MahaBhulekh (Maharashtra Land Records Portal).

Steps:

  1. Visit: MahaBhulekh Portal
  2. Select Nagpur district.
  3. Choose 7/12 Extract (Satbara) or 8A Extract option.
  4. Enter:
    • Village name
    • Survey number / Gat number
    • Owner name
  5. If mutation is updated, your name will be reflected as the property owner.

3. Offline Method

You can check mutation records physically:

  • For city properties – Visit the NMC Property Tax Department with your Sale Deed, ID proof, and property number.
  • For rural properties – Visit the Talathi Office or Tehsildar Office with your land documents.
